A critical and often overlooked part of the building process is the
"Design and Planning Process". Because most city homes are small in
size, and have unusual "footprints", they present numerous challenges for
architects, and builders. Rebuilding city row homes is much more
expensive, and difficult than new construction. A well-thought out design
is critical for achieving a "natural flow", aesthetic appeal, and the maximization
of space. Schultz Development has renovated over 50 homes in Baltimore
City and has the knowledge, experience, and resources to design a
home that meets and exceeds client expectations.
Engineering - Prior to renovation, many city homes are in extremely poor condition, having suffered from years of neglect. Where necessary, engineers are brought into the design process to solve structural problems.
Rooftop Decks - Many Baltimore City homes offer spectacular water and city skyline views. When feasible, homes are designed with large rooftop decks affording Buyer's excellent outdoor living space and options for entertaining.
Closets - Unlike many City Builders, Schultz Development is obsessed with closet space. Rooms are designed to maximize closet space while still maintaining adequate room size.
Light - Schultz homes are designed to make maximum use of natural light. If appropriate, skylights are added to increase natural light.
